Estate agency fees in Spain: what agencies and platforms charge

In Spain, estate agency fees range from 2% to 7% of the sale price. That is a huge range, and it depends heavily on the intermediation model. Here is the breakdown.

Model 1: Traditional franchised agency

Tecnocasa, RE/MAX, Comprarcasa, Engel & Völkers, etc. They charge 3% to 7% of the sale price, with minimums that tend to be around €4,000-6,000.

They justify the fee with a full team: sales agent, marketing, professional photography, handling viewings, legal paperwork. The agent who brings in the listing only receives a fraction (between 30% and 50% of the agency's total fee, after the franchise's percentage has been deducted).

Model 2: MLS (Multiple Listing Service)

Systems in which several agencies share their listings. The total fee is usually 5% to 6%, split between the listing agency (the one with the seller's contract) and the buyer's agency (the one that brings the final buyer).

Useful for small agencies that can't cover the whole area. The final fee to the client is high.

Model 3: Digital platforms (PropTech)

Housfy, Clikalia, Tiko, Vitrio. Varied models: some charge fixed fees (€3,000-6,000), others buy directly from the owner at a discount to the market price.

Their value lies in the speed and digitalisation of the process. They don't replace local knowledge of a neighbourhood.

Model 4: Property finders (buyer's agent)

They work for the buyer. They charge the buyer 1% to 3%of the price, with minimums. Very useful in premium areas where the buyer doesn't know the market.

Model 5: Selling privately (FSBO)

The owner sells directly, with no intermediary. Fee: €0. It usually takes longer, attracts more unqualified viewings, and owners often end up going to an agency after a few months.

The La Llave model: a network of collaborators with trusted information

Total fee to the owner: 3.6% of the transaction amount, only if the property sells and with no exclusivity. Part of it rewards the trusted person who introduced the deal to us; the rest covers closing, legal management and the platform.

It is a fee below what agencies usually charge, with no upfront payments or tie-in period. See how we sell without advertising.

Is the estate agency fee tax-deductible?

For the seller: the fee is deducted from the sale price when calculating the capital gain for personal income tax (IRPF).

For La Llave's referring collaborators: the income is taxed as employment income or income from economic activities depending on the annual volume. We recommend consulting a tax adviser — or connecting with one through our services marketplace.
