How much does buy-to-let really return?

Enter the price, rent and financing and instantly see the mortgage payment, monthly cash flow, gross and net yield, and the ROI on the money you put in. All indicative, no sign-up.

Mortgage payment
€1,012/month
Cash flow
-€37/month
Initial outlay
€96,000
Gross yield
5.2%
Net yield
3.5%
ROI (cash-on-cash)
-0.5%

Indicative estimate. 20% deposit + Taxes + costs (est. 12%) and purchase costs (€36,000). Cash flow and net yield deduct 25% of the rent for running costs. This is not financial advice.

How to read the numbers

  • Gross yield — annual rent divided by the price. Quick for comparing flats, but it ignores taxes and costs.
  • Net yield — deducts running costs (service charges, IBI property tax, insurance, void periods) and purchase costs. This is the one that really counts.
  • Cash flow — what is left each month after paying the mortgage and costs. Positive = the flat pays for itself.
  • ROI (cash-on-cash) — annual cash flow over the money you put in (deposit + costs). It measures the return on your capital, not on the total price.
