Frequently asked questions
Is this valuation officially valid?
No. It is an indicative estimate based on average neighbourhood €/m² prices. For an official valuation (mortgage, inheritance, divorce) you need an ECO valuation from a firm approved by the Bank of Spain.
Where do the €/m² prices come from?
We cross-reference public quarterly averages from Idealista, Fotocasa, the Cadastre and INE by postcode, smoothed into a reasonable range. They are updated every quarter.
Why do you ask about the condition of the flat?
Condition can move the final price by 30-40% around the neighbourhood average. A home needing full renovation closes ~22% below average; a recently renovated one up to +12%; a new build +20%.
Which areas does the valuation tool cover?
The city of Barcelona (by neighbourhood/postcode) and the city of Madrid (by district). We are expanding to the metropolitan area and the coast in the coming months. If your flat is outside these areas, get in touch.
