What 'off-market' means and why there are so many opportunities in Barcelona

Every year, thousands of flats in Barcelona change hands without ever appearing on Idealista, Fotocasa or Habitaclia. These are known as off-market transactions. And they are a goldmine of opportunities for anyone who knows how to spot them.

What exactly does off-market mean?

An off-marketproperty is one that is sold or let without ever being published on public property portals. The owner doesn't show it to the general public — only to a few close contacts, trusted agents or neighbours.

Industry estimates suggest that between 15% and 25%of property transactions in Barcelona's premium areas (Eixample, Gràcia, Sant Gervasi, Sarrià) are closed off-market. In established neighbourhoods such as Diagonal Mar or Sant Andreu, the share is also significant.

Why would an owner want to sell off-market?

  • Discretion. Divorces, complicated inheritances, owners in the public eye: nobody wants their home to appear on a hundred portals.
  • Speed. They don't want constant viewings or questions from the curious. They are looking for ONE serious buyer within weeks.
  • Choosing the buyer. In small buildings or unique properties, they prefer to know who is moving in.
  • Avoiding high fees. Without traditional agencies in the middle, more money is left for the owner and/or the buyer.

Who spots these opportunities?

The people who live in the neighbourhood. Literally:

  • Building concierges who know which flat has been empty for 6 months.
  • Neighbours who hear at the residents' meeting that “the couple upstairs are moving into a care home”.
  • Bartenders at the corner bar, hairdressers, greengrocers.
  • Property managers who handle inheritances and legal processes.

None of them is a “property professional” in the classic sense. But all of them have first-hand information that never reaches Idealista.

The value of that information

An average sale in Barcelona is around €350,000. When a deal you introduced to us closes, you receive a reward for it. We explain the details in how to collaborate.

Is it legal to share this information?

Yes, entirely. You are neither the seller nor the buyer. You are connecting two parties who would not otherwise have found each other, and you earn a commission for that connection when it is formalised. It is what any regulated intermediary does, but without the costs or the friction.

All the legal paperwork (checking charges on the property, contracts, notary) is handled at La Llaveby our own lawyers. You don't sign anything in the process — you simply receive your share when the money arrives.

How to get started

If you live in an established area of Barcelona, 80% of the work is already done. All you need to do is:

  1. Sign up for free at La Llave (2 minutes).
  2. When you spot a property with off-market potential, add it from your phone (30 seconds).
  3. Our team contacts the owner and handles the whole transaction.
  4. If it closes, you are paid automatically via Stripe.

No monthly fees, no exclusivity contract, no compulsory training. Just your knowledge of the neighbourhood, turned into income.
