Off-market vs traditional portals: what's the difference and why it matters
Idealista, Fotocasa and Habitaclia are Spain's three big property portals. Three huge windows onto the market. But those windows only show part of what is actually sold and let.
The visible market: what you see on the portals
When an owner decides to list their flat on Idealista, they are accepting several things:
- That their address and price are publicly visible.
- That they will get dozens of calls and viewings, many of them unqualified.
- That their home will compete with hundreds of similar ones in the same area.
- That the price will be open to public comparison, with downward pressure if it takes a while to sell.
For many owners — especially those living in established areas with valuable properties — this is exactly the opposite of what they want.
The invisible market: off-market
Off-market means outside the public market. The property exists, it is available, there is an owner willing to sell or let it — but it doesn't appear on any portal.
So how does it move? Through human networks: trusted agents, neighbours, building concierges, inheritance lawyers, wealth managers and, increasingly, platforms like La Llave that connect those networks with qualified buyers.
Who sells off-market, and why?
- Families with complicated inheritances. They want to settle things discreetly, without the neighbourhood knowing they are dividing up assets.
- High-net-worth owners. They want absolute discretion about their assets and transactions.
- Divorces and separations. Speed and the absence of public exposure are critical.
- Flats that have been empty for years. The owner is in no hurry but would be willing to sell if the right buyer comes along.
- Unique properties. Entire buildings, historic commercial premises, one-of-a-kind homes that need a buyer with a specific profile.
The scale of it in Spain
There are no official statistics on the off-market market (by definition, it escapes public records). But industry players estimate that in premium areas of Madrid (Salamanca, Chamberí) and Barcelona (Eixample, Sarrià) between 15% and 25% of high-value transactions are closed away from the portals.
In medium-sized cities or established residential neighbourhoods, the share is also significant, especially for long-standing owners who have a local network.
Your role as a collaborator in this market
If you live in an area where off-market matters (and every established area does to some degree), you have something Idealista and Fotocasa will never have: street-level knowledge.
You know which flat has been shut up for a while. You've heard that the grandmother on the 2nd floor has moved into a care home. You're friends with the greengrocer who comments on the neighbours' comings and goings. Those are the off-market opportunities within your reach.
La Llave turns that knowledge into income: you share the information, we handle the transaction, and we both get paid when it closes. Compare our model with that of traditional agencies.
