Is your home in a flood zone? How to check for free

Flood risk isn't visible on a viewing, but it has a direct impact on a property's value, the cost of insurance and the decision of any well-informed buyer. The good news: in Spain you can check it for free using the official maps.

What a «flood zone» is and why it matters

A flood zone is land that the official maps mark as liable to flood with a certain probability. It doesn't mean it will flood tomorrow — it is classified by return periods:

  • T10 — frequent flooding (on average, once every 10 years). High risk.
  • T100 — once every 100 years. Medium risk.
  • T500 — extreme flood, once every 500 years. Low risk, but relevant for insurance and financing.

Being in a flood zone doesn't make a property unsellable, but it does affect the price of home insurance (in Spain, flood cover is provided by the Consorcio de Compensación de Seguros), it can affect the mortgage valuation and, above all, it is worth knowing before you negotiate.

How to check it for free with the SNCZI

The Ministry for the Ecological Transition publishes the National Flood Zone Mapping System (SNCZI), a public viewer covering the whole country. The manual process:

  1. Look up the property's address in the SNCZI viewer.
  2. Turn on the «flood zones» layers by return period (T10, T100, T500).
  3. Check whether the property's location falls within any flood area, and for which period.

It is official, free information, but the viewer is technical and not very user-friendly. That is why at La Llave we automate it: with just the address we check all three layers and summarise the result in plain language in the report.

We check all this automatically — Land Registry (Catastro) data, flood risk, local market prices and more — in a private report that is never published on any portal.

What to do if your home is in a flood zone

  • If you are selling: be transparent. A serious buyer will check it; getting ahead of it builds trust and stops the deal falling through at the last minute.
  • If you are buying:ask for it in writing and review the real cost of insurance and the building's protection measures.
  • Either way: flood risk is one more piece of data, not a verdict. Many established urban areas carry some degree of risk and change hands completely normally.
