What your flat is worth: the real price per m² by neighbourhood in Barcelona
«How much is my flat worth?» almost always starts with one figure: the average price per square metre in your neighbourhood. Understanding that number — and its limits — is the first step to avoid underselling or getting stuck for months with an unrealistic price.
Why the €/m² varies so much between neighbourhoods
In Barcelona the price per square metre ranges, broadly speaking, from ~€3,400/m² in areas such as la Marina to ~€7,800/m²in Pedralbes. In between, almost every neighbourhood has its own range: Sant Gervasi and Sarrià above 6,800-7,500; la Dreta de l'Eixample around 6,600-7,100; Gràcia and Poble Sec in the 4,300-6,200 band, depending on the street.
That difference comes down to location, the condition of the building, floor level, orientation, lift, exterior/interior… The neighbourhood's €/m² is the starting point, not the final price.
You can see the price per m² for every neighbourhood in Barcelona sorted by district.
How to estimate the value of your flat
- Start from the average €/m² in your neighbourhood (or postcode).
- Multiply it by the actual built area (the figure in the Catastro, not the one in the listing).
- Adjust for condition: a flat needing renovation usually closes 15-25% below average; renovated or brand new, up to 20% above.
- Apply a ±10-15% band for floor, orientation, building and urgency.
Example: a 90 m² flat in a neighbourhood at €6,000/m², in good condition, comes to around €540,000, with a reasonable band of ~€470,000 to ~€620,000 depending on the details.

Looking only at what similar flats on the portals are asking. The asking price is not the closing price: in normal markets deals close below the listing price, and an overpriced flat «burns out» (the longer it stays listed, the more suspicion it raises and the worse it closes).
That is why it pays to cross-check the neighbourhood's €/m² with the cadastral value, the actual floor area and the condition — which is exactly what La Llave's report automates, and it does so privately, without exposing your flat on any portal.
